The Move-Out Cleaning Checklist That Protects Your Deposit

A room-by-room list for Colorado Springs and Teller County renters, including the ten things people forget every single time.

THE SHORT ANSWER

Cleaning is the easiest deduction for a landlord to justify, because it is documented in two photographs rather than argued about.

Two conditions have to be met before anyone cleans: the property must be completely empty and the water and power must still be on.

Renters forget the same items every time, roughly in order of what they cost. Window tracks. The vent hood filter. Inside the dishwasher. Closet shelving. Behind and under the fridge. Ceiling fan blade tops.

In Colorado a landlord usually has one month to return a deposit or provide a written statement of deductions, and a lease can extend that to sixty days. Check your own lease. This is general information, not legal advice.

Cleaning is the easiest deduction for a landlord to justify

Damage is arguable. Normal wear and tear is arguable. Cleaning is not. If the oven has baked-on residue and the fridge has crumbs in the drawer, that is documented in two photographs and deducted without much of a conversation.

It is also the deduction most often charged at a premium, because the landlord is hiring on short notice for a job someone else left behind. That is the gap this checklist is meant to close.

Under Colorado law, a landlord usually has one month to return a deposit or give you a written statement of deductions. A lease can extend that to sixty days at most. Check your own lease for the exact term. This is general information rather than legal advice.

Do these two things before you clean anything

Empty the home completely. A move-out clean is done on an empty property. Cleaning around a stack of boxes means the floor under the boxes never gets done, and it will be inspected. If there is more to get rid of than a few carloads, our sister company Merit Dumpster Rentals drops a roll-off container across the same service area. They are veteran-owned too.

Leave the utilities on. Water and power need to be connected on cleaning day. Nobody can mop a floor or run an oven cycle with the water shut off. This is the single most common reason a move-out clean gets rescheduled.

Then photograph everything once it is clean and empty, with a timestamp. It costs you five minutes and it is the only evidence you will have if the deduction is disputed later.

Kitchen

  • Oven interior, including the door glass, racks and the broiler drawer.
  • Range drip pans and the surface underneath the cooktop where it lifts.
  • Microwave interior, including the turntable and the roof of the cavity.
  • Refrigerator interior, emptied: shelves, drawers, door seals and the gasket channel.
  • Behind and underneath the fridge and range. Pull them out if they roll.
  • Every cabinet and drawer interior, emptied and wiped, including the toe kick.
  • Cabinet fronts, especially the handle areas and the cupboard above the stove where grease collects.
  • Dishwasher interior, filter and door edge.
  • Sink, faucet base and the caulk line at the backsplash.
  • Vent hood filter. This one is on almost every inspection list and almost never done.

Bathrooms

  • Toilet, including the base, the bolt caps and the floor behind it.
  • Shower and tub, with attention to the door track, the caulk line and any hard water film. Colorado water is hard, and mineral deposits read as dirt to an inspector.
  • Mirror, medicine cabinet interior and vanity drawers.
  • Exhaust fan cover, which visibly holds lint.
  • Under the sink, where cleaning products leave rings.

Everywhere else

  • All floors, including closet floors and the corners behind doors.
  • Baseboards, hand washed rather than dusted.
  • Interior window glass, sills and window tracks.
  • Closet shelving and rods, emptied.
  • Light fixtures and ceiling fan blades.
  • Switch plates and door handles, which show finger marks under a bright inspection light.
  • Blinds.
  • Dryer lint trap and the vent connection if accessible.
  • Garage floor swept, including the corners and any oil spotting.
  • Patio or balcony swept.

The ten things people forget

In rough order of how often they cost someone money:

  1. Window tracks
  2. Vent hood filter
  3. Inside the dishwasher
  4. Closet shelving
  5. Behind and under the fridge
  6. Ceiling fan blade tops
  7. Baseboards in bedrooms
  8. Exhaust fan covers
  9. The garage
  10. Cabinet toe kicks

None of these are hard. They are just invisible until someone is deliberately looking for them, which is exactly what a move-out inspection is.

When hiring is cheaper than the deduction

Do the arithmetic honestly. A full move-out clean on a 1,751 to 2,000 sq ft home is $380. That covers everything on this page. All Deep Cleaning tasks, plus the empty fridge, cabinet and drawer interiors, empty closets and shelves, window tracks and an accessible garage sweep. Smaller homes start at $255 for up to 1,000 sq ft.

Set that against two full days of your own time in the middle of a move. Add the risk of a deduction at whatever rate the landlord's contractor charges. And you are usually doing it after the truck is already loaded. For a lot of people the honest answer is that it is close on money and not close at all on time.

If you are moving out under military orders, the PCS move-out service follows the same scope with the timing constraints of a PCS in mind.

Common questions

Does the home need to be empty for a move-out clean?

Yes. Move-out cleaning covers empty fridge, cabinet, drawer and closet interiors, so the property needs to be cleared and the utilities need to be on. If furniture or boxes are still in place, the areas underneath cannot be cleaned and will show on an inspection.

What is the difference between a move-out clean and a deep clean?

Move-out includes everything in Deep Cleaning and adds the empty-home work: fridge, cabinet and drawer interiors, empty closets and shelves, window tracks and accessible garage sweeping. Deep Cleaning is for an occupied home, so those interiors are still full.

Do I need to add extras like the oven and fridge separately?

No. Oven and microwave interiors are already part of Deep Cleaning, and the empty fridge is already part of Move-Out. You are never charged an add-on for work that is already included in the service you booked.

This company was very professional, reliable and quality was great. I needed an emergency job done and they were able to get it done no problem while meeting all standards required. I would definitely recommend Everpine Cleaning!
