SHORT-TERM RENTALS

The Cabin Turnover Checklist for Mountain Short-Term Rentals

Turning over a cabin in Cripple Creek or Divide is not the same job as a city apartment. Here is what changes.

THE SHORT ANSWER

A mountain cabin turnover fails on different things than a city apartment. The usual culprits are wood stove ash, mud in the entry, firewood levels, dead remote batteries and insects on window sills. Those are what guests photograph.

Order matters. Strip linens and start laundry first, deal with the stove and hearth second, then entry, kitchen, bathrooms, beds, floors last.

Laundry capacity, not cleaning speed, is what decides whether a same-day turn fits. The usual fix is a second set of linens rather than a faster clean.

Mountain rentals fail on different things

A downtown apartment turnover is a predictable job. A cabin at 9,000 feet is not. The reviews that damage a listing up here come from a short list of specific issues, and none of them are about whether the counters were wiped.

Wood stove ash. Mud in the entry. A dead battery in a remote nobody checked. Not enough firewood on a night that dropped below freezing. Insects along a window sill. These are the things guests photograph.

The turnover sequence that works

Order matters more in a cabin than in an apartment, because the dirtiest work generates debris that lands on everything you already cleaned.

  1. Strip linens first and get laundry running right away. On-site laundry is the constraint that determines whether the whole turnover fits in the gap.
  2. Deal with the stove and hearth next. Ash out, glass cleaned, hearth swept, wood restocked. Doing this after you dust means dusting twice.
  3. Entry and mud zone. Mats out and beaten, floor done, boot tray emptied.
  4. Kitchen, including the fridge. Guest leftovers out, shelves wiped, freezer checked. Ordinary fridge maintenance is part of a turnover; a heavily soiled fridge is a separate job.
  5. Bathrooms.
  6. Beds made and reset once laundry is dry.
  7. Floors last, working out toward the door.
  8. Restock and final walk with the checklist below.

The mountain-specific items

These are the ones that do not appear on a generic turnover template:

  • Firewood and kindling stocked to a visible, generous level, and dry. A half-empty rack in October reads as neglect.
  • Wood stove glass cleaned. It is the first thing a guest sees when they light the first fire.
  • Window sills and tracks checked for insects and needle litter. Cabins collect both.
  • Deck or patio reset: furniture straightened, needles swept, grill checked if you advertise one.
  • Water quirks documented. If the property is on a well or has a softener, guests notice pressure and taste. Make sure any note about it is still visible and legible.
  • Heat left at the right setting. A guest arriving after a four-hour drive to a cold cabin remembers it.
  • Batteries and remotes, because the nearest replacement may be forty minutes away.
  • Hot tub check if you have one, on whatever schedule your service requires.

Plan the laundry with the turnover

Each $25 bed change includes stripping the bed, washing and drying the bedding on-site, and remaking it. All bed sizes cost the same; each bunk mattress counts as one bed.

Share the number of beds, laundry setup, checkout time and next check-in time when requesting your visit. Keep spare linens available for back-to-back stays.

Grill cleaning is included in the turnover. See the complete Airbnb checklist.

What it costs

Turnover pricingRate
Property cleaning$0.10 per sq ft
Bed change with on-site laundry$25 per bed
Woodland Park travel$40 per visit
Divide travel$75 per visit
Minimum total$125 per visit

Each bed change includes stripping, washing and drying the bedding on-site, and remaking the bed. Same price for all bed sizes; each bunk mattress counts as one bed.

Example: 1,500 sq ft + 3 bed changes — Colorado Springs $225; Woodland Park $265; Divide $300.

A note on shoulder season

Mud season and first snow are when turnovers go wrong. Spring melt turns every unpaved approach into a mud tracking problem for about six weeks, and the first real snow catches properties that still have summer mats down.

Two cheap habits cover most of it. Swap to heavy scraper mats before the first freeze, not after. And budget more turnover time in April and May than you do in July. The cleaning is the same. The entry is not.

Common questions

Is linen laundry included in a turnover?

Each $25 bed change includes stripping the bed, washing and drying the bedding on-site, and remaking it. All bed sizes cost the same; each bunk mattress counts as one bed. Towel laundry is included in the turnover. Personal laundry is a separate optional extra.

Do you restock supplies?

Host-supplied restocking is included, meaning we place the consumables you leave on site. Sourcing and purchasing supplies is not part of a standard turnover.

Can you clean several rental properties on a schedule?

Yes. Multiple rental properties are handled as a portfolio quote rather than individual online bookings, so the scope and the schedule can be agreed up front.

This company was very professional, reliable and quality was great. I needed an emergency job done and they were able to get it done no problem while meeting all standards required. I would definitely recommend Everpine Cleaning!
